Why Join?
Regardless of your reasons for buying property in Akumal Norte, whether as a revenue-producing investment or permanent retirement property, the one thing you need to understand is Akumal Norte is a functioning community with all of the same service costs as the community you live in back home..
Vecinos Mission and Responsibilities
If your waiting for the government to finish our infrastructure services and provide ongoing maintenance good luck! We have been here 30 years and nothing yet. So, to protect our investments a group of us took the bull by the horns and we revised Vecinos. First we did made an agreement with the Tulum government recognizing Vecinos as the legally governing administration for Akumal Norte. Under the agreement we accepted the responsibility of creating and maintaining those services that run a fully functioning community.
Why pay Dues
At first, we financed on a project by project basis by collecting donations. As projects were completed, maintenance became the issue. To maintain services, we realized a stable income is needed. At the 2019 members’ meeting the board introduced the dues program on a trail year to see if dues collection works. The only problem so far is not enough owners have joined and paid dues to meet the cost of running the community. If all owners everyone joined the dues program would work. Services running now include: Security (Pluma) water system, rebuilding and maintaining road, solar streetlights, etc.
Special Project the Community Center: Why?
First, the Community Center is being was paid for through private donations. Its importance to the community is providing a police station to combine with our pluma and private security programs. This gives Akumal Norte one of the best security programs on the coast. The Center also creates a central office for our civil association and a 50-person meeting area for use by our members.
An Extraordinary Expense Sargasso, What Can I Do?
All of us are invested in the success of Akumal Norte. When extraordinary events like Sargasso strike it must be dealt with immediately. Sargasso is a disaster both when it washes in and in the long run devastates us with long term negative PR around the world. Please study the Barrier proposal attachment and participate with the committee members in the discussion of the plan. The committee emails are listed at the end of this letter

Security (the Pluma) $500,000.00 Pesos per year
The pluma operates 24 hours a day, 7 days a week with a permanent staff of 4 guards

We still have deposits for the last three weeks of December 2019 coming in, so our balance to start 2020 will be higher. In 2020 if the entire community will join and pay their membership and annual dues fees, we will have enough money to complete service structures, maintain the community, and deal with unexpected costs. Vecinos’ monthly deposit and expenses detail sheets are open for all members to see in detail. Our finances are transparent to all members.
SECTION 3 WHAT’S ON THE SCHEDULE
Started December 9, 2019: 2 weeks for completion
Replace and even out the roadbed in front Lol Kanaab.
Put a central drain so flooding will stop in front of Playa Blanca and Condominiums Del Sol
Repair of one tope and two seams
Service 8 Solar lights
Starts December 16, 2019 2 weeks for completion
Install windows, interior and exterior doors
FUTURE HAPPENINGS
Fiber Optic installation to begin Mid-January (Telmex having problems getting materials)
Dan and committee met with the head of CAPA to discuss sewage installation. At the end of 2020 in the Pueblo the new sewage treatment plant will be completed and underground system in place. The new plant will process Akumal Pueblo, Central Akumal, Akumal Norte and Chemuyil. At the end of 2020 the plans for Akumal Norte will be submitted for review by Vecinos members. At this meeting we were told that the only cost to owners would be for connection to the central system. State and federal funds would cover the installation of the actual sewer lines.(this could change) We see the project to get underway sometime in 2021.
